I just need some help with a current bad tenant, can you help?

We focus on long-term partnerships with our owners, not one-off situations. If you’re experiencing ongoing issues with leases or tenants, it’s often a sign that full-service, long-term management may be the right solution. If you’re not ready to commit to ongoing management, we recommend consulting a qualified landlord-tenant attorney for guidance.

Can I receive monthly statements?

You will have 24/7 access to monthly statements, invoices, work orders and lease documents through your personal Owners Portal.

Can you do short term or vacation rentals?

No. We specialize exclusively in long-term rentals. By focusing on one area, we stay ahead of changing regulations and best practices, allowing us to deliver a higher level of expertise and service to our owners.

How do you screen tenants?

All tenants are screened in accordance with fair housing laws. We have strict screening guidelines and are proud to say we have NEVER had to evict a tenant we have personally placed.

How do you handle repairs?

Repairs under $300 are promptly resolved directly with the tenant. Anything over $300 is quoted with our trusted vendor and first approved by you before commencing any work.

How and when do I get paid?

Owner distributions are generally sent between the 5th and 7th of every month via convenient ACH deposit direct to your bank and are generally received within 48 hours.

Are you licensed?

Yes, we are licensed by the California Department of Real Estate - Broker #00852111. All of our staff are individually licensed.

How long am I committed to you?

Our Property Management contracts generally require a 1 year commitment and are then month to month. Cancellations require 30 days notice.

Can you help me buy or sell properties?

Yes, we are a fully licensed and very experienced residential sales firm.

What types of properties do you manage?

We manage Single Family Homes, ADUs, condos and 2 to 4 unit buildings.

How soon can you start managing my property?

Most properties can be on-boarded and within a few days. Marketing for vacant properties if the property is in rentable condition is about 48 hours.

How long will it take to rent my property?

Timing depends on current market conditions. Before marketing, we’ll provide a recommended lease price and an estimated timeline based on real-time data. Our focus is preparing your property to attract the strongest tenants and secure the highest rent in the shortest reasonable timeframe.
